We want to make sure we are advertising where renters are looking. The advertising process is very time-intensive. There are many many resources available to licensed Real Estate Brokers/Agents. The first action plan is to place a lockbox and sign at the property. We add each property to our availability list and website www.dronetrealty.com.  We continue with other websites we are a member of like the local Multiple Listing Service, Zillow Group, our Business Facebook Page and Facebook Marketplace, Apartments.com, Hotpads, Instagram, Craigslist and the list goes on. If the property qualifies for Housing Assistance, the property is added to those lists as well.

How Long will my property be on the market?

If a rental property is move-in ready and priced correctly, then the marketable time frame should not exceed 30 - 45 days. In most cases, it is our preference to start rental agreements within the months of January - September. If a property becomes available in the months of October - December, then you can almost guarantee it will take longer to rent because, let’s face it, people do not want to move their Christmas tree. If it is necessary to rent the property in the months of October - December, we encourage a 14-18 month rental agreement.

How do you qualify an applicant?

Our applicant screening is available to use from the minute properties are added into our system. When the screening is run, our screening provider, TransUnion, sends an email out to the applicant asking them to release their personal information. This is standard for what’s known as a soft credit check, and it will not affect the applicant’s credit history.  Each credit and background check includes Transunion’s exclusive rental recommendation, a full credit report with credit score, a complete background check, identity verification, and eviction history report.  Our application and screening are only available for applicants with a valid Social Security Number and Identification.

How do you communicate with your owners and residents?

What happens if someone doesn't pay their rent on time?

We get a signed collection policy by the resident when the rental agreement is executed. The collection policy is a step by step action plan of how we collect. If the resident does not pay their rent on time, then they know what to expect and when to expect it.
