The tenant does not pay rent on the due date. 

The tenant offers excuses for not paying the rent.

The landlord listens to the excuses for not paying the rent. 

The landlord takes a promise from the tenant to pay the rent at a particular time.

A month passes by

The tenant offers more excuses

The landlord understands and is softhearted believing the tenant. 

Before you know it the tenant had been in the property for months without paying.

The landlord all the while is responsible for the maintenance, insurance, taxes and wear and tear plus the mortgage payment on the property. 

The landlord finally finds out what to do and places a 3-day notice on the door and hires an attorney to come to small claims court. 

In essence, the tenant is stealing from the landlord. 

The landlord is the one taking the beating here. 

In many cases, the house is trashed and the landlord is holding the bag.  It's worse than getting slapped!  Can I get a witness?

Property Management Leasing/Renting -  We will take care of all of the leg work to get your property occupied to the most qualified applicants.  Let me break this down:  

This is the what we do here at Dronet Realty & Property Management, PLLC.

1. The Tenant(s) (we call them Residents) come in to the office and fill out an application for each person that will be occupying the property 18 or older.

2. The proposed residents pay an application fee of $25.00 currently for each applicant.

3. Dronet Realty does a resident check to find out credit and crimianal background.  These indicators give us the precentage likelihood of their success as a resident. 

4. If the results are favorable Dronet Realty then gets a Move in fee based on the findings of that resident check.

5. Dronet Realty has a move in move out inspections that must be completed by the resident and if they do not fill it out the property is deemed to be in excellent condition by default or their not doing so.

6. When the tenant vacates the property the move in - move out inspection can be used to seek damages if the property has been damaged.  This is the only proof that will stand up in a court.

7.  Dronet Realty has a strong policy for tenants that don't pay.  You must pay or you can't stay policy.  We cannot accept excuses when the rent isn't paid.  We must act fast to protect the interest of the property owners.

8.  If rent is not paid on the due date, a 3-day notice is placed on the door the following day unless it falls on a Saturday, Sunday, or holidays.

9.  After the three days have passed evictions must be filed at Justice Court.

10.  The court day can be a week to a month and it all depends on prevailing circumstances.  Durning the period of March 18, 2020 until June 1, 2020 there could be no evictions in Mississippi because of the pandemic.   

11.  Justice Courts tend to lean in favor of tenants even though the landlords have a superior claim on the property.   Judges may give the defaulted tenant either an immediate eviction, 10 days to vacate, or even more time depending on the situation.
